Shopping for a home builder

You've finally selected a new community to call home and now it's time to select your builder. We decided to ask the experts: With so many builders, what needs to be considered to choose the right one? Researching a builder's reputation is imperative when making such a huge investment, says Charron Ungar, vice-president of product development at Homes by Avi. "Building a house is more than just nails and wood. It is about creating a home for a family who puts their trust in the builder's hands to deliver a good product, built to the client's needs, with as little stress as possible. "It takes years of experience to know how to do that right. Check the builder's warranty and check with the Better Business Bureau," says Ungar. Talking to past customers is another great way to understand how a builder operates. "A homeowner needs to look past the advertising and into the relationship that the builder has not only with past homeowners, but with its trades, suppliers, bankers and developers. "Does the builder have long-term relationships? That speaks volumes to issues such as commitment and security. Community involvement is also a good indicator of company longevity." Discuss your priorities
Take your time while showhome shopping and never rush the process, says Ryan Hall, marketing director for Baywest Homes. "In the showhome parade, take a good close look at the builder's model homes. Are they soundly built, and well-finished? How do they compare with other homes in the parade? Do you feel comfortable with the salesperson, and are they able to build the type of home you are looking for?" "Discuss your priorities, needs and dreams with the builder. Certain companies specialize in constructing certain types of homes -- like high-end custom homes or perhaps starter homes. They will be able to make suggestions to help stretch your budget and get you the greatest value for your money." Finding the right builder also means understanding what product is right for you, adds Ungar. "Does the product being offered by the builder meet your needs? A quality builder will ensure that a process is laid out for you from the start. Last of all, always listen to your gut feeling when it comes to choosing such an investment. "This is one of the most major purchases you can make. If it feels right, chances are it will be. If lack of trust is a factor, then move on." |
